Where to stay during the Cannes Film Festival: a guide to neighbourhoods and exceptional villas

Every spring, Cannes becomes the centre of the film world for a few days. The red carpet of the Palais des Festivals, screenings, dinners and parties set the pace of the city from morning until late at night. To make the most of it, where you stay is decisive: it shapes how you get around, how well you rest and whether you can host guests. Here is our guide to the neighbourhoods, and the homes in our collection best suited to each one.

Choosing the right neighbourhood during the Festival

During the Festival, almost everything in Cannes happens on foot. Traffic is heavy around the Palais and parking becomes scarce. So the question is simple: do you need to be at the heart of the action, or would you rather retreat somewhere quiet after the screenings?

La Croisette: steps from the red carpet

The Boulevard de la Croisette is home to the grand hotels, private beaches and terraces where business meetings take place. Staying here means you can reach the Palais in a few minutes and go back to change between engagements.

At 104 Boulevard de la Croisette, Marly Croisette is a 45 m² apartment with a sea view and a private terrace, designed for two guests. Air conditioning, high-speed Wi-Fi and a fully equipped kitchen make it an ideal base for a professional or a couple. At number 102, Villa Maria Croisette offers a very different set-up: 300 m², 5 bedrooms for 10 guests, a private pool, an enclosed garden and a 50 m² terrace. It is the address for production teams and groups who want to entertain at home, as close as possible to the event.

The town centre and around the Palais: everything on foot

Between the train station, Rue d'Antibes and the Palais, the town centre lets you do everything on foot, without hunting for a parking space at night.

The Goujon apartment is a three-minute walk from the Croisette and the Palais des Festivals. Fully renovated, it has one bedroom with premium bedding, reversible air conditioning and fibre internet. Le Hoche, two minutes from the Palais, offers 2 bedrooms and a large terrace, perfect for a drink after the red-carpet walk.

For teams and delegations, the Meynadier Building on Rue Meynadier, between the Old Port and the Forville market, brings together five independent, air-conditioned apartments in a single building: everyone keeps their privacy while staying a few steps from the others. In the same spirit, our Townhouse on Impasse Paul is within walking distance of the Palais and offers real house living right in the centre.

Le Suquet: the charm of old Cannes

Perched above the Old Port, Le Suquet is the historic quarter of Cannes: cobbled lanes, views over the bay and intimate restaurants. It is just minutes from the Palais and has a more authentic atmosphere.

The Suquet Duplex with Port and Palais View, on Rue du Barri, spreads 98 m² over two levels, with 2 bedrooms, 2 bathrooms, a terrace and a balcony facing the port and the Palais. On Rue de la Rampe, our 75 m² Suquet – Port de Cannes apartments each sleep up to 6 guests. For groups, the Suquet Special Group apartment combines two independent apartments on the same landing, for a total of 4 bedrooms and 4 bathrooms.

Croix des Gardes: peace, quiet and the view

On the wooded hill overlooking the west of the city, Croix des Gardes offers what the centre cannot during the Festival: silence, large gardens and the sea as far as the eye can see. It is the choice for those who entertain, host private dinners or want to recharge between parties.

Villa Paradou, on Avenue de la Croix des Gardes, is about a twenty-minute walk from the Palais. Its 6 bedrooms sleep 12 guests, and its heated private pool faces the Bay of Cannes. On Boulevard Lord Brougham, a 400 m² villa with 6 bedrooms, a 55 m² terrace and a pool that can be heated on request is ideal for receptions. For very large groups, Villa Anita can sleep up to 18 guests.

Apartment or villa: which to choose?

An apartment, for efficiency

If your schedule is packed with screenings and meetings, an apartment in the town centre or on the Croisette will save you precious time. You walk back, change and head out again.

A villa, for entertaining

If you are coming as a team or with family, or plan to host dinners, a villa with a pool becomes a true place to live and work. Our concierge service can then arrange a private chef, daily housekeeping and transfers to the Palais.
